Privacy Policy

CHIME Holdings LLC d/b/a Landmen, a Texas limited liability company (“Landmen,” “we,” “us,” or “our”), is a Texas land acquisition company. We buy vacant land directly from owners across Texas. This Privacy Policy describes what personal information we collect, how we use and share it, and the rights you have over that information, when you interact with our websites at landmen.dev and offer.landmen.dev, our Facebook and Instagram lead forms, our direct-mail postcards and letters, our phone calls, our text messages, or our email.
This policy covers the public-facing side of our business. It does not cover personal information that may appear in a signed purchase agreement, deed, closing statement, or other transaction document. Those documents are governed by their own terms and by applicable Texas real estate and privacy law.
Summary
- We collect contact and property information you give us, and property and owner information from public county records and data providers, in order to make offers to buy land.
- We record phone calls. AI service providers transcribe and summarize them, and an automated assistant may answer when our team can’t.
- Service providers run parts of our business for us (listed below). Our offer site uses Google advertising tags, and our Facebook and Instagram lead forms run on Meta’s platform.
- We do not sell your personal information.
- Reply STOP to any text message to opt out of texts. Email support@landmen.dev to opt out of mail or request deletion of your data.
Information We Collect
Information you provide directly
- Website forms: your name, phone number, property address or county, approximate acreage, email address (optional), preferred time to be called, and whether you checked the optional text-message box. On offer.landmen.dev you can also enter the reference code printed on our mailer.
- Facebook and Instagram lead forms: these forms are hosted by Meta. When you submit one, Meta sends us your name, phone number, email address, the property address, the property size, your preferred time to be called, the rest of your answers, and which ad and form you used. Earlier versions of our form asked for an address that Meta pre-filled from your profile.
- Phone calls: what you tell us during a call or in a voicemail, together with the call recording, a written transcript, and a summary (see Call Recording and AI).
- Property information: property address, county, parcel identifier (APN), acreage, access, utilities, existing liens, and any other property detail you share with us or authorize us to pull from public records.
- Correspondence: the content of text messages, emails, and letters exchanged between you and our team.
Information we collect from public records and data providers
Before sending a postcard or making a phone call, we obtain property-owner information from public county appraisal-district and tax records. This includes:
- Owner of record, mailing address, and property address
- Parcel identifier (APN), acreage, land use, and tax status
We may also obtain contact information about a property owner, such as a phone number or email address, from commercial data providers. We may do this for an owner we have mailed, including when someone scans the QR code on one of our mailers, or for someone who has contacted us.
We use this information to decide whether to make contact, to send mail, and to personalize the conversation. We do not publish this information, and we do not resell it.
Information we collect automatically
- Device and usage data: when you submit a form, scan the QR code on a mailer, or follow a mailer link, we record your IP address and your browser type (user agent), and for forms, the page that referred you. Our hosting provider also keeps standard server logs, such as IP addresses, pages requested, and timestamps. We use this data for security (bot detection, rate limiting, duplicate detection) and to connect a visit to the mailer that prompted it.
- Campaign attribution: URL parameters (for example
?c=htx-2026-04, or Google Ads parameters such asgclid,wbraid,gad_source, and UTM tags) that identify which mailer, ad, or campaign brought you to the site. We use them to measure which mailers and ads are working, not to build an advertising profile. - Cookies and third-party tags: our own code does not set cookies for visitors. Cloudflare Turnstile, the bot check on our forms, may set its own cookies. On our offer site (
offer.landmen.dev) we also load Google Tag Manager, the Google tag, and the Google Ads conversion-tracking tag. These tags set cookies on our domain to connect ad clicks to form submissions and calls, report your visits to Google, and record when a visit leads to a form submission or a phone call, so we can stop paying for ads that don’t work. We use this measurement to optimize ad spend; we do not use it to retarget you or to build a behavioral profile, and we do not sell this data. Google receives it through these tags and handles it under its own privacy policy, which may include personalizing the ads you see. To limit personalized ads from Google, see adssettings.google.com and the Network Advertising Initiative opt-out at optout.networkadvertising.org. - Fonts: our pages load fonts from Google Fonts and Fontshare, which receive your IP address when your browser requests them.
Links to our social media profiles
Our website links to our Facebook and Instagram profiles. Following one of those links takes you off our site, and Meta’s privacy policy applies there.
How We Use Your Information
- To evaluate your property and prepare a written purchase offer
- To contact you about your property via phone, text message, email, or mail (with the consent and opt-out controls described below)
- To schedule and conduct a callback with a real person on our team
- To answer calls when our team is unavailable, through our automated phone assistant
- To transcribe, summarize, and review our calls, so we can follow up accurately and improve how we handle calls
- To coordinate title, survey, and closing through licensed third parties if you choose to sell to us
- To detect and prevent fraud, abuse, and unauthorized access to the site
- To comply with legal obligations, court orders, and lawful requests
- To maintain our books, records, and tax filings
Text Messages and Phone Calls
We send you text messages only if you check the optional text-message box on our website form, if you text us first, or if you give us your number during a phone call with us or our automated assistant, or if you otherwise ask us to text you. Checking the box is not required to get a callback or an offer, and our Facebook and Instagram lead forms do not sign you up for texts. We may call the phone number you give us, and we may call property owners at numbers obtained from public records or data providers. Specifically:
- Our team sends text messages one conversation at a time, about your property. We do not send marketing broadcasts.
- Message frequency varies based on the stage of our conversation.
- Message and data rates may apply depending on your carrier plan.
- Reply STOP to any text message to opt out. You will receive a single confirmation message and no further texts from us.
- Reply HELP to any text message for assistance, or email support@landmen.dev.
- We observe TCPA calling-hour restrictions (8:00 AM to 9:00 PM local time for the recipient) and we honor the federal Do Not Call Registry and our own internal do-not-call list. Ask to be placed on our internal do-not-call list at any time during a call or by email.
- Our SMS sender is registered under the Twilio A2P 10DLC program. Your mobile carrier may apply per-message fees to messages you send to us; those fees are outside our control.
Information collected as part of the SMS consent process — including your mobile phone number and SMS opt-in status — will not be sold, rented, or shared with third parties or affiliates for their marketing or promotional purposes. We share SMS-related data only with the service providers described in How We Share Your Information (Twilio, our hosting providers, and similar providers acting on our behalf), and only as required to deliver the messages you have requested.
Opting out of text messages does not affect any signed purchase agreement between you and Landmen. We may still contact you by phone, email, or mail regarding an active transaction.
Call Recording and AI
- We record phone calls with our team once they connect, both calls you make to us and calls we make to you, and a recorded message at the start of those calls tells you the call may be monitored or recorded. If you leave a voicemail, it is recorded.
- When our team can’t pick up, an automated assistant may answer. It tells you at the start that it is an automated assistant and that the call is recorded. What you say is processed in real time by an AI service provider so the assistant can understand and respond, and the conversation is transcribed.
- AI service providers transcribe our recorded calls and voicemails, summarize them for our team, and help us review calls and prepare letters to you.
Direct Mail (Postcards)
We send postcards to property owners identified through public county property records. If you received a postcard and do not want to receive further mail from Landmen, email support@landmen.dev with the property address printed on the postcard, or call (832) 648-1636 and ask to be added to our internal do-not-mail list. We will remove you within ten business days.
Our team emails you from our Google Workspace accounts about your property and any sale. We also send an automatic confirmation when you give us your email address on a website form or a Facebook or Instagram lead form. We do not operate a marketing email list, we do not run newsletter campaigns, and we do not send bulk commercial email subject to the CAN-SPAM Act. If you ever receive commercial email from us by mistake, reply with the word unsubscribe and we will remove your address.
How We Share Your Information
We do not sell your personal information. We share information in the following limited circumstances:
- Service providers: companies that run parts of our business for us and receive information so they can provide those services. See the list below.
- Advertising platforms: Google, through the tags on our offer site, and Meta, which hosts our Facebook and Instagram lead forms. These companies also handle information under their own privacy policies. See the list below.
- Transaction parties: if you choose to sell us your property, we share the information required to close the transaction with the title company, closing attorney, escrow agent, surveyor, and recorder of deeds.
- Legal compliance: when required by subpoena, court order, or other lawful request; to enforce our Terms of Service; or to protect the rights, property, or safety of Landmen, our team, or others.
- Successor entity: if Landmen is acquired, merged, or reorganized, your information may transfer to the successor entity under the same commitments in this Privacy Policy.
Current service providers
We review these lists when we change vendors. As of the effective date above, our service providers are:
- Supabase — database and authentication hosting
- Vercel — website hosting and serverless compute
- Fly.io — hosting for our automated phone assistant and our public-records processing
- GitHub — automated processing of public property records
- Twilio — phone calls, call recording, and text messages, including A2P 10DLC registration
- Cloudflare — bot protection on our forms (Turnstile)
- Upstash — rate limiting on our forms, which uses your IP address
- Google Workspace — email, including our confirmation emails, and productivity
- Slack — internal notifications to our team about new inquiries and calls
- Open Letter Marketing — postcard and letter printing and mailing
- AI service providers — our automated phone assistant, call transcription and summaries, and help drafting letters and reviewing documents
- Google Fonts and Fontshare — font delivery, which receives your IP address when your browser loads our pages
- Contact-data providers — if we look up contact information for a property owner, the provider receives the owner’s name and address
Advertising platforms
- Google Ads and Google Tag Manager — ad measurement and conversion tracking on
offer.landmen.devonly - Meta (Facebook and Instagram) — our lead forms run on Meta’s platform. Meta collects your answers, handles them under its own Data Policy, and delivers them to us.
Data Retention
- Call recordings are deleted automatically about one year after the call.
- Everything else— lead and contact records, call transcripts and summaries, text messages, emails, and transaction documents — we keep until you ask us to delete it, unless we need to keep it to meet legal, tax, or accounting obligations or to complete a transaction.
Our service providers may keep copies, such as backups and logs, for their own retention periods. To request deletion, email support@landmen.dev.
Data Security
We use industry-standard technical and organizational measures to protect your information, including TLS encryption in transit, access controls on our database, Turnstile bot protection on public forms, rate limiting, and audit logging. No method of transmission over the internet or method of electronic storage is 100% secure, and we cannot guarantee absolute security.
Your Rights
Every individual we correspond with, regardless of state of residence, has the following baseline rights. Contact us at support@landmen.dev to exercise them:
- Request a copy of the personal information we hold about you
- Request correction of inaccurate information
- Request deletion of your personal information, subject to legal-hold exceptions
- Opt out of text messages (reply STOP), phone outreach (ask during a call), or postcards (email us)
We will respond to your request within forty-five days, subject to one forty-five-day extension for complex requests. We may ask you to verify your identity before processing a request — typically by confirming the property address and phone number we have on file.
California residents
The California Consumer Privacy Act (CCPA), as amended by the CPRA, applies to businesses that meet its revenue or data-volume thresholds. Landmen does not currently meet them. We honor the rights above for California residents, and you can ask us to stop using your information for outreach at Do Not Sell or Share My Personal Information.
Texas residents
The Texas Data Privacy and Security Act (TDPSA) exempts small businesses as defined by the U.S. Small Business Administration, which Landmen is, except that a small business may not sell sensitive personal data without consent. We do not sell personal data, sensitive or otherwise. We honor the rights above for Texas residents. Texas residents who believe we have not responded appropriately may contact the Texas Attorney General’s Consumer Protection Division.
Children’s Privacy
Our services are directed to adult property owners and authorized agents. We do not knowingly collect personal information from individuals under 18. If you believe a child has submitted information to us, contact support@landmen.dev and we will delete it.
Changes to This Policy
We may update this Privacy Policy. When we do, we will post the updated policy at this URL and revise the effective date at the top of the page.
