What we do
Landmen is a private buyer of vacant land. We buy directly from owners in Texas, as principals, for our own account. A typical engagement is: we receive a request through the website or a postcard, a real person calls back, we discuss the property, we send a written cash offer within a few business days, and if the seller accepts we coordinate closing through an independent, licensed Texas title company.
Every offer we make is conditional on title, diligence, seller authority, and a written purchase agreement. No offer is binding on either party until both Landmen and the seller have signed that agreement. Closing windows vary by property and depend on title clearance.
What we are not
Landmen is a private buyer of vacant land. We are not a government agency, county records office, title company, survey company, mineral-rights broker, deed-curative service, or professional landman service. We are not affiliated with the Texas Railroad Commission, any county clerk, appraisal district, title company, or public records office. We do not ask for passwords, login credentials, credit card numbers, Social Security numbers, tax IDs, or bank-account credentials.
More specifically, Landmen is not:
- a real estate broker— we do not list or represent sellers; we buy as principals for our own account
- a real estate agentor a buyer’s agent
- a lead reseller— we do not collect owner information to sell or hand off to a third-party buyer
- a lender, mortgage company, or financing provider
- a law firm or legal advisor— nothing we say is legal advice
- an accounting or tax-advisory firm— nothing we say is tax advice
- a government program, government affiliate, or government contractor
- an iBuyer or institutional residential homebuyer— we buy vacant land, not owner-occupied homes
- the profession of “landman” (oil-and-gas right-of-way / mineral-leasing specialist). Landmen is the brand name of CHIME Holdings LLC and refers to our land-buying operation
How our offers work
- We send a written cash offer, typically within a few business days of our first conversation
- We pay all-cash; there is no financing contingency
- We pay closing costs customarily allocated to the buyer in Texas; the seller remains responsible for costs customarily allocated to the seller (including any existing liens or tax arrears)
- We do not collect earnest money, deposits, or any other consideration through the website. Any earnest money is deposited with the independent title company after both parties sign a written purchase agreement

Before sending a postcard or making an outbound call, we obtain owner-of-record and parcel information from public Texas county property records and from data vendors that compile those records.
